DOTW Buy Box inventory is down, but sales are still holding up

Here is the number that matters most right now. The Real Estate Data Aggregator counted 2,480 homes for sale across the DOTW Buy Box in the three months ending August 31, 2026. That is down 11.3% from the same months of 2025. Fewer choices for buyers, but sellers still have their attention.

Even with less inventory, the Real Estate Data Aggregator shows 2,203 homes sold across the Buy Box. That is up 1.4% from a year before. Buyers are still out there, and they are still buying.

Nationally, the picture looks different. Realtor.com reported 1.16 million active listings across the country in September 2026. Supply is building elsewhere. It is not building much here.

Mortgage rates are a real headwind right now. CNBC reported the average 30-year fixed rate rose to 7.49% as of October 7, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That slows some buyers down. It has not stopped them in this market.

How each ZIP code is doing

The Buy Box covers eleven ZIP codes. Each one tells a slightly different story. Here is where they stand.

Most ZIP codes saw prices slip a little. That is worth being honest about. ZIP 76132 bucked the trend, with the Real Estate Data Aggregator showing the median sale price there up 7% to $428,000. ZIP 76013 also held its ground, up 1.6% to $315,000.

Which ZIP codes are moving fastest

Speed is one of the clearest signs of buyer interest. The share of homes going under contract within two weeks of listing tells you a lot.

ZIP 75052 had 42.3% of homes under contract within two weeks, per the Real Estate Data Aggregator. ZIP 76013 was close behind at 38.7%. Both saw that share rise sharply from a year before. Buyers in those areas are not waiting around.

Days on market across the Buy Box

ZIP 76052 took a median of 62 days to sell, the Real Estate Data Aggregator shows. That is one day longer than a year before. Not every home sells fast. If yours is in 76052, pricing and presentation matter more than ever.

What sellers are actually getting

Across the Buy Box, sale-to-list ratios stayed close to list price. That is a good sign for sellers. ZIP 76013 led at 99.1%, per the Real Estate Data Aggregator, and it was up 1.2 points from a year before.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the national picture. Here, sellers are still getting close to what they ask.

A few ZIP codes worth watching closely

ZIP 76126 saw homes for sale drop 25.2% from a year before, per the Real Estate Data Aggregator. Yet 37.3% of homes went under contract within two weeks. Supply fell sharply, and buyers responded.

ZIP 76063 had the steepest drop in homes for sale, down 36.8% year over year. The Real Estate Data Aggregator shows 282 homes sold there, even with that tighter supply. Months of supply fell 1.1 months to 3.1.

ZIP 76179 is the one ZIP where supply grew. Homes for sale there rose 14.6%, per the Real Estate Data Aggregator. Months of supply ticked up 0.2 months to 4.1. More choices for buyers in that area, which means sellers there face a bit more competition.

The broader backdrop

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. Slow, steady national price growth.

The job market added only 29,000 jobs in September against 90,000 expected, according to reporting cited by Redfin. The three-month average for job creation was 51,000 per month, Redfin noted. A softer jobs picture can weigh on buyer confidence over time.
