DOTW Buy Box is moving more homes with less inventory

Here is the number that matters most right now. The Real Estate Data Aggregator counted 2,368 homes sold across the DOTW Buy Box in the three months ending July 31, 2026. That is up 11.6% from the same three months in 2025. At the same time, homes for sale fell 12.3%. More sales, fewer choices. For homeowners, that can support solid interest when pricing is right.

Nationally, the picture looks different. Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Realtor.com also reported mortgage rates climbed above 7% for the first time since January 2025. Those two things together slow buyers down. But the Real Estate Data Aggregator shows DOTW Buy Box inventory moving in the opposite direction from the national trend.

Sales and pending deals are both climbing

The Real Estate Data Aggregator counted 2,402 pending sales across the DOTW Buy Box in the same period. That is up 2% from a year ago. New listings fell 4.6%. Fewer homes coming in, more going under contract. That is a market working through its supply.

How each ZIP code is reading right now

The story is not the same in every ZIP. Some areas are moving fast. Some are taking a little longer. Here is what the Real Estate Data Aggregator counted for each one in the three months ending July 31, 2026.

A few ZIP codes worth watching closely

ZIP 76013 had the shortest median time on market. The Real Estate Data Aggregator put it at 29 days in the three months ending July 31, 2026. That is 13 days shorter than the same period a year ago. Nearly 1 in 4 homes there sold above list price, at 24.8%.

ZIP 76126 saw the biggest jump in homes selling above list. The Real Estate Data Aggregator counted 18.4% of homes selling above list, up 11.1 points from a year ago. Inventory there fell 28.1%. Fewer homes, more competition for the ones that are there.

ZIP 76132 had the biggest gain in sale-to-list ratio, up 2 points to 98.3%, and 21.6% of homes sold above list, up 12.7 points. Median days fell 10 days to just 31. Those are real shifts worth noting.

ZIP 76052 is taking a little longer. The Real Estate Data Aggregator put median days on market at 58 in the three months ending July 31, 2026. That is the longest of any ZIP in this market. Still, 383 homes sold there, up 49% from a year ago. Volume is strong even if the pace is slower.

What the national picture means here

Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is a real signal for sellers pricing above what buyers will pay. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is steady, not dramatic. Locally, some ZIP codes here saw prices dip a little. Others held or gained. Pricing carefully still matters.

One more thing worth saying. The whole market tells one story. Your street may tell a different one. Days on market, price per foot and how many homes are competing with yours can all look very different one block over.
