Inventory is tighter in some parts of the Primary market than others

Real estate, Primary market

Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted supply as low as 1.9 months in one part of this market and as high as 11.7 months in another, for the three months ending August 31, 2026. Where you live shapes whether you hold the cards or the seller across the table does.

For context, the National Association of Realtors reported U.S. inventory at 1.60 million homes in September 2026. Our market is not one number. It is a range, and your ZIP code lands somewhere on it.

Supply by ZIP code: the full picture

What mortgage rates mean right now

Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year rate was 6.60%. Realtor.com reported a U.S. median listing price of $414,000 for the week ending October 24, 2026. Rates at this level make pricing accuracy even more important, whether you are buying or selling.

In short
  1. Supply in this market runs from 1.9 months in Hurst to 11.7 months in Kennedale, per the Real Estate Data Aggregator, for the three months ending August 31, 2026. Tight areas favor sellers and demand sharper buyer offers.
  2. Loose areas ask sellers for patience and precise pricing.
  3. The full Primary market had 3,922 homes for sale, down 10% from a year ago, and 3,384 homes sold, up 3.5%.

One more thing worth knowing. These are ZIP code averages. One street can read very differently from the whole ZIP. A block with newer builds, a specific school zone, or a different price range can shift the picture meaningfully.
