Less inventory is keeping parts of Primary market competitive

By Latryl Russell
Real estate, Primary market

Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 3,922 homes for sale across Primary market in the three months ending August 31, 2026. That is down 10% from a year earlier. Tighter supply is one reason some ZIP codes here still move quickly.

Compare that to the national picture. The National Association of Realtors reported inventory rose to 1.60 million homes in September 2026. Primary market is running the opposite direction. Less choice for buyers can mean more pressure on well-priced listings.

Rates are not helping buyers stretch their budgets. Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com listed the average mortgage rate at 7.40% on October 22, 2026. Buyers who can move quickly on a well-priced home are in the best position.

Sales are up, but prices have dipped a little

The Real Estate Data Aggregator counted 3,384 homes sold across Primary market in the three months ending August 31, 2026. That is up 3.5% from the same period in 2025. More homes are closing, even as prices have softened in most ZIP codes. Redfin reported Fort Worth home prices fell 0.9% month over month in September 2026. That is a small dip, not a collapse, but it does mean list price matters more than ever.

Nationally, the National Association of Realtors reported existing-home prices rose 1.3% in September 2026. Primary market is a little softer than that, which means buyers here have some room to negotiate, and sellers need a sharp number to compete.

Where homes are moving fastest

Not every ZIP code reads the same. The Real Estate Data Aggregator shows some areas are still very active. In 76054 (Hurst), 37.5% of homes went under contract within two weeks of listing. In 76126 (Fort Worth), that share was 37.3%, up 12.2 points from a year earlier. In 76132 (Fort Worth), it was 36.1%, up 11.9 points. These are the spots where tight supply is felt most.

Where supply is tightest

Months of supply tells you how long the current stock would last at today's sales pace. The Real Estate Data Aggregator shows 76054 (Hurst) at just 1.9 months, down 1 month from a year ago. ZIP 76244 (Keller) sits at 2.4 months, and 76177 (Fort Worth) at 2.6 months. Under 3 months is generally considered a seller's market. Several ZIP codes here are well below that line.

A closer look at key ZIP codes

ZIP 76248 (Keller) had a median sale price of $650,000 in the three months ending August 31, 2026, per the Real Estate Data Aggregator. That is down 7.8% from a year earlier. But 34.9% of homes there went under contract within two weeks, and 21.6% sold above list price. Prices dipped, yet demand held. That tells you buyers are willing, but only at the right number.

ZIP 76054 (Hurst) tells a tighter story. The Real Estate Data Aggregator shows only 38 homes for sale there, down 28.3% from a year ago. The median sale price rose to $495,000, up 4.2%. And 30.7% of homes sold above list price, up 14.9 points. When supply falls that sharply, prices tend to hold or rise.

Not every ZIP code is the same story

ZIP 76060 (Kennedale) had 11.7 months of supply in the three months ending August 31, 2026, per the Real Estate Data Aggregator. That is up 7.5 months from a year ago. Homes took a median of 40 days to sell. ZIP 76006 (Arlington) had 5.7 months of supply, up 1 month. These areas give buyers more time and more options. Sellers there need to price carefully.

ZIP 75114 (Crandall) is another one to watch. The Real Estate Data Aggregator shows median days on market climbed to 63 days, up 22 days from a year ago. Pending sales fell 8.2%. The price held near flat, up just 0.3%, but buyers are taking longer to decide. A sharp list price matters even more when days on market are rising.

The wider market context

The National Association of Realtors reported existing-home sales nationally reached 3.99 million units in September 2026. Realtor.com noted September pending home sales were down 11.3% year over year. Redfin reported U.S. home prices rose 3.8% from a year earlier in September 2026, the fastest annual growth rate since June 2025. Primary market's own numbers are more mixed, with most ZIP codes seeing small price dips and a few seeing gains.

In short
  1. Primary market had 3,922 homes for sale in the three months ending August 31, 2026, down 10% from a year earlier.
  2. Sales rose 3.5%.
  3. Some ZIP codes, like Hurst and parts of Keller, are very tight.
  4. Others, like Kennedale and parts of Arlington, give buyers more room.
  5. Prices have dipped a little in most areas, so list price is the sharpest tool a seller has right now.
  6. One street can read very differently from the ZIP code around it.
