Primary market sales rose even as listings and inventory fell
Here is the number that changes what you should do right now. Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a three-year high. Yet deals are still getting done here, and choice is a bit tighter than a year ago.
The Real Estate Data Aggregator counted 3,384 homes sold across the Primary market in the three months ending August 31, 2026. That is up 3.5% from the same period a year before. Sales rose even though fewer homes were available. That tells you buyers who needed to move, moved.
Inventory fell 10% to 3,922 homes, the Real Estate Data Aggregator shows. New listings dropped 3.2% to 4,119. Fewer sellers came to market. That kept supply tight and helped most ZIP codes hold their prices close to where they were a year ago.
Freddie Mac also put the 15-year fixed rate at 6.71% as of October 15, 2026. Higher rates raise monthly costs. The National Association of Realtors reported that existing-home sales across the country reached 3.99 million units in September 2026. Prices nationally rose 1.3% in that same period, the National Association of Realtors said. So the Primary market is moving in step with the country.

Where prices rose and where they dipped
Most ZIP codes saw prices ease a little. That is honest and worth knowing before you pick a number. A few went the other way.
ZIP 76135 led with a 14.9% price gain, the Real Estate Data Aggregator shows. ZIP 76107 was close behind at up 14.2%. ZIP 76248 saw the steepest dip at down 7.8%, even though 167 homes sold there, up 14.4% from a year before. More sales, lower median price: that can happen when the mix of homes shifts.
Homes going under contract quickly
One sign of real demand is how many homes go under contract within two weeks of listing. Here is how ZIP codes compared in the three months ending August 31, 2026.

- 27612637.3%

A few ZIP codes worth a closer look
ZIP 76060 stands out. The Real Estate Data Aggregator counted 76 homes for sale there, up 105.4% from a year before. Only 20 sold, down 25.9%. Months of supply jumped to 11.7, up 7.5 months from a year before. That is a lot of supply for a small number of buyers. Sellers there may need more patience.
ZIP 76052 went the other way on sales. The Real Estate Data Aggregator counted 353 homes sold, up 32.2%. Pending sales rose 17.6% to 320. Prices dipped 2.4% to $415,000, and months of supply fell to 3.5. Buyers found deals, and sellers still moved homes.
ZIP 76116 saw 35.8% more sales and a 9.8% price gain, the Real Estate Data Aggregator shows. Inventory fell 9.3%. That combination of more sales and higher prices in one ZIP is worth noting if you own there.
What the national picture adds
