Primary market sales rose even as listings fell
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Rates that high usually slow things down. But the Real Estate Data Aggregator counted 3,613 homes sold across the Primary market in the three months ending July 31, 2026. That is up 6.7% from the same three months in 2025. Buyers are still moving.
New listings fell 5%, and the Real Estate Data Aggregator shows homes for sale across the Primary market dropped 11.4% from a year ago. Fewer choices for buyers can put more pressure on the homes that do come to market. Pricing and timing matter more when supply is tighter.
Nationally, Realtor.com reported that mortgage rates crossed 7% in late September for the first time since January 2025. CNBC reported the average 30-year conforming rate reached 7.30% as of September 30, 2026. Freddie Mac also put the 15-year fixed rate at 6.60% as of October 1, 2026. Those numbers are a real weight on monthly payments. Still, the Primary market kept moving.
How each ZIP code looked
Not every ZIP moved the same way. The Real Estate Data Aggregator breaks it down by area for the three months ending July 31, 2026.
ZIP 76052 had the biggest jump in sales. The Real Estate Data Aggregator counted 383 homes sold there, up 49% from the same period in 2025. Median days on market came in at 58 days, 3 days shorter than a year before. The median sale price was $399,990, though that was down 7.9% from a year ago.
ZIP 76179 was the busiest ZIP by volume. The Real Estate Data Aggregator counted 451 homes sold, up 22.9%. The median sale price was $330,000, down 3.5%. Homes for sale there rose 7.7%, and nearly 3 in 10 homes went under contract within two weeks of listing.
ZIP 76248 stood out for speed. The Real Estate Data Aggregator counted a median of just 26 days on market there. The median sale price was $652,500, down a little at 1.1%. One in four homes sold above list price, and 42.4% went under contract within two weeks.
ZIP 76036 took the longest. The Real Estate Data Aggregator put median days on market at 76 days there, 7 days longer than a year before. Still, 301 homes sold, up 17.6%. Months of supply dropped 1.7 months, the biggest improvement in the market.
ZIP 76060 is worth a close look. The Real Estate Data Aggregator counted only 19 homes sold, down 24%. Homes for sale jumped 155.2% from a year ago. Months of supply hit 11.9, up 8.3 months. That is a very different picture from most of the market.
Where prices moved
Most ZIP codes saw prices slip a little from a year ago. ZIP 76107 was the clearest exception. The Real Estate Data Aggregator put the median sale price there at $470,000, up 23% from the same period in 2025. ZIP 76116 was also up, at $368,500, a gain of 11.6%.
ZIP 76135 had the steepest price drop. The Real Estate Data Aggregator put the median there at $268,000, down 9.3%. ZIP 76177 was close behind at $355,000, down 8.3%. Prices dipped in most areas, but homes still sold.

ZIP 76054 led the market. The Real Estate Data Aggregator found that 43.1% of homes there went under contract within two weeks of listing. ZIP 76248 was close at 42.4%. Both of those areas also had some of the lowest months of supply in the market.
Nationally, Realtor.com reported that pending sales fell, with homes under contract down 4.1% year over year as of September 30, 2026. The Primary market told a different story. The Real Estate Data Aggregator counted 3,691 pending sales here, up 2.1% from a year before.
What the national picture adds
The National Association of Realtors reported that existing-home sales fell 2.0% month over month in August 2026. Even so, sales were up 1.6% year-to-date through the first eight months of 2026. The Primary market's 6.7% gain in sales outpaced that national trend.
Realtor.com also reported that active listings nationally rose 6.3% from a year ago, the fastest pace in at least six months. The Primary market moved the other way. The Real Estate Data Aggregator shows homes for sale here fell 11.4%. That gap between national supply growth and local supply tightening is worth keeping in mind.
Realtor.com noted that price cuts hit their highest September readings since 2018. Not every home in this market sold fast or above list price. But sellers who priced well found buyers.
