Some parts of the Primary market are still moving very fast
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That matters for every homeowner here. But speed in the Primary market right now depends less on the rate and more on which ZIP code your home sits in.
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 3,384 homes sold across the Primary market in that period. That is up 3.5% from the same three months in 2025.
More homes sold, but fewer are listed. That gap is what keeps some parts of this market moving quickly, even with a 7.28% rate.
The speed story: which ZIPs are moving fastest
The clearest way to see speed is the share of homes that went under contract within two weeks of listing. The Real Estate Data Aggregator tracked that for every ZIP. The range is wide.
ZIP 76054 led the market. The Real Estate Data Aggregator found 37.5% of homes there went under contract within two weeks. That is down 4.2 points from a year ago, but still the fastest pace in the Primary market.
ZIP 76126 was nearly as quick. The Real Estate Data Aggregator counted 37.3% under contract within two weeks there. That figure jumped 12.2 points from a year ago. So it is not just holding speed, it is gaining it.
ZIP 76132 was third at 36.1%, up 11.9 points from last year. The Real Estate Data Aggregator also showed homes there sold in a median of 36 days and fetched 98.2% of list price.
A closer look at the two fastest ZIPs

In ZIP 76054, nearly 1 in 3 homes sold above list price. The Real Estate Data Aggregator put that share at 30.7%, up 14.9 points from a year ago. Months of supply sat at just 1.9, the tightest in the Primary market.
In ZIP 76126, the median sale price dipped a little, down 2.1% to $441,500. But homes sold 14 days faster than a year ago. The share sold above list price rose 8.7 points to 17.2%. Sellers there are getting more, faster.
Where things are moving more slowly
Not every ZIP is quick. The Real Estate Data Aggregator counted a median of 82 days on market in ZIP 76036. That is 17 days longer than a year ago. Only 13.7% of homes went under contract within two weeks there.
ZIP 76060 had 11.7 months of supply. That is up 7.5 months from a year ago. The Real Estate Data Aggregator also found the share of homes under contract within two weeks fell 20.7 points to 22.2%. More choice, less urgency.
ZIP 75114 saw median days on market climb 22 days to 63 days. The share under contract within two weeks fell 14.9 points to 11.5%. Those are real shifts that a seller needs to plan around.
What the wider picture adds
The National Association of Realtors reported existing-home sales fell 2.0% in August 2026 nationally. Inventory nationally hit 4.9 months of supply, the highest level in over ten years.
The Primary market is doing better than that on sales volume. The Real Estate Data Aggregator showed homes sold here rose 3.5% year over year, while the national number fell.
Zillow reported newly pending sales fell 8.5% year over year nationally in September 2026. That is the backdrop. Some ZIPs here are holding up well against it. Others are feeling it.
The Federal Housing Finance Agency found U.S. house prices rose 2.1% year over year through the second quarter of 2026. Prices in most Primary market ZIPs dipped a little over the same stretch, so the local story is a bit softer than the national one.
