Haslet Priced Down All Week. It Didn't Sell One Home.

In the week of August 31 to September 7, Haslet added 59 new listings and cut price on 81 of them, yet closed zero sales — the sharpest mismatch anywhere in this eleven-zip territory.

Something odd happened in Haslet this week.

Fifty-nine homes came onto the market there, the second-highest count anywhere in the territory. Eighty-one listings got a price cut, the most of any market we track. And not one home closed. Zero.

That's not a typo, and it's not a data gap. It's a market where supply is arriving fast, sellers are already backing off their asking prices, and buyers still aren't pulling the trigger.

The price cuts weren't small, either. Three Haslet listings each got marked down $45,000 or more this week: 806 Feathergrass Ct came down $64,000 to $749,900, 816 Feathergrass Ct dropped $45,000 to $779,900, and 14316 Mariposa Lily Ln fell $45,000 to $325,000. Two more homes on San Laguna Ln, at $369,999 and one other, each got cut $35,000. That's five separate markdowns of $35,000 or more, in one zip, in one week.

Normally you'd read heavy price cutting as a sign sellers are chasing a market that's already moving without them. But the usual next step, a sale closing at the new number, didn't happen here. Not once. A zip can have a slow week. It's harder to explain 59 new listings and 81 cuts landing in the same seven days as zero closings.

Haslet wasn't the only place cutting. Across all eleven zips, 263 price reductions went through in the four weeks ending September 6. The single biggest one anywhere sat outside Haslet entirely: 1009 W Interstate20, marked down $195,000 to $1,800,000, after 323 days on the market. That's a property that's been sitting for nearly a year, and even a six-figure cut hasn't moved it yet.

Put those two together and the picture is a territory where cutting price is common, not confined to one struggling pocket, but where Haslet is cutting harder and faster than anywhere else and still not converting those cuts into closings this week.

If you're selling in Haslet right now, this week's data is a caution, not a verdict. A cut alone isn't closing deals there this week; expect to compete against a stack of similarly repriced homes, not just the market you researched when you listed.

If you're buying in Haslet, you're looking at a market with real room to negotiate. Sellers are already coming down before you've made an offer, and with 81 cuts fresh on the board, there's more than one home worth a serious look.

What we'll be watching next: whether Haslet's closings show up the following week, catching up to this week's cuts, or whether the gap between what's listed, what's cut, and what's actually selling keeps widening. One quiet week is a data point. Two would be a pattern worth explaining.
